Common questions regarding Riverside.

What is Riverside?

It's an apartment community designed especially with college students in mind, offering renovated spaces, great amenities and a dedication to quality — all in a great location and at competitive rates.

Is Riverside part of the University of South Carolina?

Although most residents at Riverside are USC students and it is just over a mile from campus, Riverside is privately owned and is professionally managed. Click here for more information about the ownership and management.

Is Riverside open to non-students?

Most of the residents at Riverside are students at USC, with others from Benedict College, Allen University, Columbia College and Midlands Tech. The per-person contracts are also designed to benefit students. Nonetheless, Riverside is an Equal Opportunity housing provider and welcomes applications from non-students. Family members are welcome as well, subject to occupancy limits. Because of the need to match student roommates, non-students must apply together with enough roommates to fill the desired apartment.

When do the contracts start and end?

The standard term is August 20, 2012 to August 3, 2013, with payments made in 12 equal installments. Limited alternate dates may be available; please inquire with our staff.

What is included in the rate?

Each resident at Riverside pays a flat rate that includes:

  • Furniture package (new in 2010) including living room set, counter stools, desk, dresser and full-size bed
  • 42" flat-panel HDTV mounted in each living room
  • Wireless Internet throughout the community
  • Satellite TV with 7 HBO channels
  • Washer and dryer in each apartment
  • Water/sewer, trash removal
  • Private shuttle bus to University of South Carolina campus

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. Riverside also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. There is a convenience fee for one-time online payments, but automatic recurring payments are always free.

Will my financial aid cover my charges at Riverside?

Your living costs at Riverside can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at Riverside. Regular payment deadlines apply.

What are per-person contracts — Can you match me with roommates?

Instead of requiring all roommates to sign a joint lease, each person at Riverside has their own individual contract and is assigned to a bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you will only pay the rate for your bedroom. You can select your roommate(s), or you can apply on your own and we can match you with others, using a short list of personality questions that all applicants answer to help in the matching process.

Are private bathrooms available?

Yes. All two-bedroom apartments at Riverside have two bathrooms, each accessed privately from inside the resident's bedroom. In four-bedroom apartments, two bedrooms share an adjoining, compartmentalized bathroom

Are the apartments furnished?

Yes. Each apartment includes a full set of furniture, including full-size beds, desks and chairs, dressers, sofa and side chair, coffee table and counter stools — plus a wall-mounted HDTV comes in every apartment. What kind of security is provided?

Riverside provides courtesy patrols during evening hours, and monitored emergency "panic" buttons in every apartment. Management staff are also on-site 24x7 and can be reached by a 24-hour phone number.

What are the policies on smoking, guests and pets?

Smoking is allowed in an apartment only if all roommates consent, and will require a deep-cleaning fee at the end of the term. The clubhouse and pool areas are non-smoking. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests. Riverside is a no-pets community, except for fish in small tanks approved by management.

Can I park my car at Riverside?

Riverside offers free surface parking for all residents. Limited guest parking is also available at no charge.

What other transportation options will I have?

Riverside provides a free private shuttle bus to the University of South Carolina campus, picking up at the Horseshoe. The trip from Riverside to campus is just over five minutes. Residents can also bike the 1? mile — just cross the Congaree on Knox Abbott and continue straight up Blossom Street into campus. Driving to Benedict College, Allen University or Columbia College is easy too.
